The Yellowstone: A District Leaps Forward

There’s a new building taking shape in Casper’s Old Yellowstone District, set to open next year. It will rank with David Street Station as one of the most important to the area’s future. Keep reading to discover the details and how a single construction project can have such a lasting impact.
New Life
If you visited Casper in the 1950s, you would have found the Old Yellowstone District alive with activity. With a main rail artery and a major tourist thoroughfare running through it, the area was home to diverse businesses and plenty of traffic to fuel commerce. By the 1990s, however, all this had changed. Shifting traffic patterns and the shuttering of the nearby Amoco refinery left the district with an uncertain future.
But that wasn’t the end of the story. In 2002, the city kickstarted a process of renewal. By 2007, a master plan had been drafted that outlined a vision to restore life to the district. It drew upon timeless principles that underlie thriving urban zones, including an emphasis on creating a mixed-use, walkable neighborhood where people could live, work, and play — all in the same place.
With broad community support and a clear vision, signs of life started to return to the Old Yellowstone District. Restaurants, coffee shops, bars, and service businesses began to open their doors. David Street Station, a focal point for leisure and entertainment, and a hub for community arts was also added. The neighborhood was well on its way to becoming a prime location for people in Casper to work and play.
The Missing Piece
But something crucial was missing to move the vision forward. People needed a place to live in the district. When Brick & Bond got involved in 2019, this was one of the key problems that drew our attention. Without a certain density of people actually living in the neighborhood, continued development could hit a plateau.
This sense of the strategic importance of housing led to the construction of The Nolan townhomes. These distinctive residences were a first step. But we knew much more was needed to create a critical mass of people who call the district home.
Working closely with the Stencil Group, experts in developing and managing multi-unit housing, we developed plans for The Yellowstone as the next big step forward. This six-story building will include 104 high-end units, ranging from one-bath studio apartments to two-bed, two-bath units of about 1,100 square feet. The complex features architectural design that will continue to move the district forward and ground level parking spaces to enable a compact footprint.
Construction is already well underway. Apartments are expected to be available in the early summer of 2026. When its doors open, we’ll finally be in a position for hundreds of people to realize the full original vision of working, playing, and living in the Old Yellowstone District.
Multifaceted Impact
The implications are far-reaching. Far more than just a place to live, the Yellowstone will be a catalyst for:
- Continued revitalization: More residents in the district will mean more traffic for restaurants, shops, and small businesses throughout the week, creating a more consistent and dependable customer base. It also brings life during the morning, evening, and night, fostering a safer and more welcoming atmosphere.
- Workforce attraction and retention: Quality housing in a vibrant, walkable district helps make Casper more attractive to a wide range of professionals and residents. With projects like the new Mesa Solutions facility in Evansville adding jobs, expanding housing availability is an essential enabler of growth.
- Building community: Having residents living downtown in a walkable neighborhood facilitates the frequent, casual interactions that build a sense of community identity, connection, and belonging.
- Helping Casper thrive: The Yellowstone supports Casper’s emergence as a forward-thinking community that’s creating a dynamic urban core to spur growth and cultivate the conditions for a high quality of life that competes with larger cities in the region.
This project represents Brick & Bond’s commitment to community-driven development that enhances downtown Casper and is guided by a long-term vision for growth. It also illustrates our ability to bring together the right partners to successfully execute a shared vision.
As with past projects, our ultimate goal extends beyond the walls of this particular building as we target strategic development projects that move the entire district forward. If you’re looking for a partner in community-focused development that helps build dynamic districts people love to live in, let’s start the conversation.
